The original planning consent references 77906 and 77899 under North Devon District Council were for conversion of these barns into 4 separate unrestricted residential dwellings. This consent was superseded by the latest reference 78995, granted on 23/12/2024 for the demolition of barns and erection of 3 open market dwellings and associated works. The plans provide for a central access and shared driveway, initial forecourt leading to the 3 separate dwellings.

The plan of the area of land being sold differs from the existing physical boundaries. Purchasers therefore need to envisage the demolition of the existing structures with new boundaries in place, separating the adjoining property to the West known as Fairview. There may be a need to incorporate a manhole cover/easement/right of way for Fairview and a new drainage system, which is scheduled to be installed. However, the system itself will be within the curtilage of Fairview.

Leaving Barnstaple on the A377 Exeter road, pass through Bishops Tawton, cross the Taw River over New Bridge, ignore the turning to Lake on your right but take the next turning signed Newton Tracey.
